New homes could appear at Fulton trailer park

FULTON, Ill. — A local real estate agent hopes to use empty lot space at the trailer park in Fulton for manufactured homes that city officials say could be a boost to the park’s immediate neighborhood.

Realtor Leonard Janis, with Windmill Realty in Fulton, has announced plans to the Fulton City Council for the housing, which would be developed at Sikkema’s Trailer Park, 518 24th Ave. The homes likely would be priced between $65,000 and $70,000.

Janis said six south-facing empty lots adjoining Sixth Street and 24th Avenue at the park would be divided into five larger lots that would be 47.2 feet wide by 110 feet deep. An alley at the back of the lots could be vacated to make each lot 117 feet deep.

Dutch Homes, based in Topeka, Ind., would ship in the manufactured homes. Each of the homes would be 1,144 square feet, with three bedrooms, two full bathrooms, a dinette, a full kitchen, a living room, a laundry room and a full basement.

A side driveway on each property would lead to a garage toward the back of the lot. Some of the models feature attached garages. The green-built homes, each around 26 feet wide and 44 feet deep, would be placed the long way in the lots, leaving room for yard space.

Janis said the estimated price does not include the costs for sidewalks, driveways or garages.

All of the appliances except for the washer and dryer would be included with the homes, as well as window treatments.

“They will be complete houses,” said Janis. “Move-in condition in about a week after they’re put in.”

Dutch Homes will transport the homes in and install them on a foundation. Janis said basements will have to be built, and the homes will need to be hooked up to plumbing and electrical systems.

The council was largely supportive of the plan, and many council members expressed the hope that the homes would improve the quality of the neighborhood.

“This is one way to turn that area around. It’s an affordable way,” said Fulton City Mayor Larry Russell. “This could set the standard for that whole peninsula that extends out from the city.”’

Janis said the company may bring in one home as a model for potential buyers, then start bringing in the homes as they’re sold. He expects development to start in the spring.

Janis already has a bid from Com-Ed for $600 and a bid from JoCaroll Energy companies for $1,200 for the cost to service each home. He said he’s also requested estimates for poured basement walls and floors, and for front stoops for the homes.

The development will need to include an extension of the sanitary sewer to service the homes. According to city officials, the sewer currently ends at Sixth Street and 24th Avenue.
